The official population of Alanya is around 300. 000 inhabitants, but this swells to a constant of around 500 .000 during the summer months when we see the biggest influx of tourists.
A large, modern resort, Alanya has something for everyone including numerous restaurants, boutiques, shops, bars, sporting activities and healthcare facilities. As one of the most important regions for Turkish tourism, there has been large scale investment in tourism based infrastructure – much of this investment is focused on public areas, meaning lots of tastefully landscaped public parks, relaxation areas and tree lined promenades.
Cleopatra Beach and East Beach are the two most popular beaches in Alanya, with these being separated by a 300 metre high promontory thats juts out into the sea. The old city wall – almost 800 years old – runs for around 6.5 km from the top to the bottom of this. It is from the top that the best far-reaching views of Alanya can be enjoyed and the walk down will allow you to take in some of the local shops selling handicrafts or maybe stop off for a cold beer in one of a number of restaurants (each of them continuing the theme of stunning views).
Rental yields in Alanya are amongst the highest in all of Turkey, second only perhaps to those in Istanbul. Because Alanya is a year round resort, rental demand is evident throughout the year. During the long summer season, the resort is packed with overseas visitors, many of whom (as mentioned previously) are looking for private high end accommodation for short term holiday lets, preferably centrally located and with excellent 5 star facilities.
In addition, there is constant demand during the cooler, winter months, primarily from those looking for medium term lets (of up to 4 months duration) in order to escape the cold, dreary winters of their native countries.
Then, of course, there is the corporate market to consider; if, as expected, tourism numbers continue to increase, then it follows that the number of tour operator representatives will increase, all of whom will require quality rental accommodation for the duration of the season (many of these representatives spend up to 9 months a year in the resort).
